Mortgage calculator

What a listing price actually means per month, with the two costs people forget, taxes and insurance, built into the answer.

Your estimate

Principal and interest-
Total monthly payment-
Total cost over the term-

Estimates only, not an offer or financial advice. Excludes mortgage insurance, HOA dues and closing costs, which raise the real monthly figure.

How to read the results

Principal and interest is the bank's number; the total monthly payment is yours. Taxes and insurance do not go away when the rate is good, and on many homes they add hundreds a month to what the listing price implied. If a lender quotes you a payment that looks better than this calculator's total, check whether it quietly left those two out.

The rate matters more than it looks. On a $240,000 balance over 30 years, one percentage point of rate changes the monthly payment by roughly $150 and the lifetime cost by tens of thousands. That is why shopping the rate on a mortgage pays better per hour than almost anything else in personal finance.

This site does not arrange mortgages; the loans in our network run from $1,000 to $25,000. But if a repair or a project on the house you already own is the actual question, the home improvement loans page covers that, and the loan payment calculator prices it. The other calculators are in the Tools menu above.
